Inspection Documents Required
The following documentation should be available at the time of the HMO license inspection or sent electronically to the HMO Unit:
- Current Electrical Installation Condition Report (EICR), including any required Minor Works Certificates
- Current Portable Appliance Test (PAT) certificate (applications for Existing licenses require certificates covering the whole period of the last licence)
- Current Landlords Gas Safety certificate (applications for Existing licenses require certificates covering the whole period of the last licence)
- Current Tenancy Management Agreement
- Current Buildings Insurance certificate
- Current Energy Performance Certificate (EPC)
Confirmation should be provided that a 24 hour emergency contact number has been provided to tenants and residents of neighbouring properties.

In the event of any emergency please contact the license holder or their agent on the following 24 hour contact telephone number.
If you have no success in establishing contact please advise the HMO unit on 0300 343 0414, during the working day, and leave details. Someone will get back to you to discuss the matter.
In addition all certification and paperwork applicable to fire safety should also be made available on the day of the inspection for the Fire Officer.
